Property Safety Requirements
To help maintain high standards across the Ivy portfolio, we ask all hosts to ensure that appropriate safety documentation and safety measures are in place for their property.
Depending on the nature of the property, this may include:
- a current Gas Safety Certificate (where gas appliances are present);
- a current Electrical Installation Condition Report (EICR);
- smoke alarms installed and operational in accordance with the host’s legal obligations;
- carbon monoxide alarms installed where required by law and operational.
Smoke & Carbon Monoxide Alarm Requirements
For most properties, current government guidance requires:
- at least one smoke alarm on every storey used as living accommodation (typically any floor containing bedrooms, reception rooms, kitchens or other habitable rooms);
- a carbon monoxide alarm in every room used as living accommodation containing a fixed combustion appliance, such as a boiler, gas fire or wood-burning stove (excluding gas cookers).
Alarms should be installed in accordance with the manufacturer’s instructions, maintained in working order, and repaired or replaced if found to be faulty.

Ivy does not inspect, verify or certify the adequacy, positioning, operation or legal compliance of any alarms, certificates, installations or safety measures. Our role is limited to coordinating inspections and maintaining documentation and records where requested by the host.
